Pre-Purchase Inspection

A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. Upon completion a report will be distributed to you within 24 hours of the inspection. You are encouraged to accompany Ross on the inspection. Being present will also help you become familiar with the various aspects and components of the home.

Pre-renovation home inspections are intended to identify any problems or deficiencies with the systems in the house before a renovation project begins. This inspection can help to project the cost and complexity of the renovation to be performed.

This inspection can also eliminate surprises that may arise after the renovation is underway, causing the contractors to handle issues that had not been foreseen and therefore not included in the renovation contract.

Maintenance Inspections

Maintenance inspections include a full review of the home’s systems, from foundation to roof. Whether your own your own residence or own rental properties, a periodic maintenance inspection ensures the identification of needed repairs, as well as any systems nearing the end of their useful life.

A home maintenance inspection can prevent the surprise of an unexpected expensive repair. It is recommended to perform home maintenance inspections every 3-5 years or between long-term tenants, who may neglect to mention repairs and/or abuse the property during their tenancy.

Pre-Listing Inspections

Pre-listing, or seller inspections, are very good for the homeowner who may not be in tune with the condition of their home. Having the home inspected prior to placing on the market is the ideal way to identify and either repair or disclose the issue found in the Inspection Report. A sale may be cancelled due to the buyer’s surprise at the “functional condition” of the home. The home may look great but have serious technical, safety, or functional issues present without the owner’s knowledge. Disclosing any issues up front and pricing the home based upon those disclosures will often times produce a higher net sales price for the homeowner.

Water Flow and Septic Dye Tests

Some homes are not on municipal water, but instead have their own water well. This is especially true in rural areas. Ross will verify the flow of water from the well and conduct a dye test to the septic system to verify that the system is not failing.
